Water that has been working for years

Moisture behind a wall or under a crawlspace does not announce itself. By the time a stain shows up on the ceiling, you are looking at rotted framing and a repair bill with an extra digit on it.

Found on inspection, not after closing

A gas you cannot see or smell

Radon comes up through soil, rock and groundwater, and it moves into a house through floor cracks, drains and wall penetrations. The EPA lists it as a major cause of lung cancer. A 48 hour test settles the question either way.

$175 added to a full home inspection

A roof with one season left in it

Plenty of roofs look perfectly fine from the driveway and are already at the end of their service life. Somebody has to actually get up there, look at it properly and photograph what is really going on.

Home Inspection

A full visual evaluation of the entire house. Our inspectors know where structural and functional defects usually turn up, so nothing gets a quick glance. Leaking roofs, poor insulation, safety concerns and anything that could turn a good price into a bad deal.

Radon is harmless out in the atmosphere and dangerous inside a house. It travels up through soil and groundwater and enters through floor drains, cracks and wall openings. Colorless, odorless and impossible to detect without a test.

Ventless Fireplace

They heat a room well and they run without a chimney, which is exactly the problem. Unburnt combustion leaves residue and gases in your living space. We check the unit, the sensors and the room.

New does not mean flawless. With that many contractors moving through a build, things get missed. We catch them before you close instead of after you have moved your furniture in.

If people in the house keep getting headaches or allergy symptoms that make no sense, the air itself is worth testing. We sample it and come back with numbers rather than guesses.

A report you cannot read is worth nothing. Ours arrives promptly, laid out clearly, with supporting photographs on the findings that matter. We deliberately leave the jargon out so you can hand it to your agent, your contractor or your family and everybody understands it the same way.

Straight answers

Questions buyers actually ask

It runs on square footage. A house between 500 and 2,500 sq. ft. is $425, and it moves up in steps from there to $700 for 5,501 to 6,000 sq. ft. Anything over 6,001 sq. ft., give us a call. Those rates are for slabs, so add $25 if the house has a crawlspace.
Yes, and it is the cheapest way to do it. A 48 hour radon test booked alongside a full home inspection is $175. Air quality testing is $400 and mold testing and inspection is $425.
Our inspectors are InterNACHI accredited, and the company is licensed and insured. They know where structural and functional defects usually turn up in a house, which is most of the job.
We come back and check the work. A re-inspection is $225 and we need the repair list to do it properly. Plenty of our clients have used that second visit to decide whether to go through with a purchase or walk away from it.
We do, and we would argue those need it most. So many different contractors pass through a build that things get missed, and a builder walkthrough is not designed to catch them. We inspect it before you close so the problems get corrected while somebody else is still responsible for them.
